HVAC Issues That May Not Trigger an Alarm – and How Regular Maintenance Can Help

Modern commercial HVAC systems can provide Facilities Managers with valuable information about system performance, and many faults can be quickly identified through controls, monitoring systems or alarms.

However, not every developing issue will necessarily result in an immediate warning.

Some problems develop gradually, affecting efficiency or performance before becoming significant enough to cause an obvious fault. That’s one of the reasons regular HVAC maintenance remains so important.

Dirty or Restricted Filters

Filters naturally collect dust and airborne particles over time.

As they become increasingly restricted, airflow can be affected and equipment may have to work harder to maintain the required conditions.

This isn’t necessarily something that will immediately result in an alarm, but routine maintenance gives engineers the opportunity to inspect filters and replace or clean them where required.

Gradual Wear and Tear

Commercial HVAC equipment contains numerous mechanical and electrical components that operate for long periods throughout the year.

Components can gradually deteriorate without immediately causing the system to stop operating.

Regular inspection allows engineers to look for signs of wear and identify components that may require further attention.

Reduced Airflow

An HVAC system may technically still be operating while airflow to a particular area isn’t as effective as it should be.

Occupants may notice that a room takes longer to reach temperature or that comfort differs between areas of the building.

Investigating these changes can help identify whether maintenance or adjustments are required.

Sensors and Controls

HVAC systems rely on accurate information from sensors and controls to respond appropriately to conditions within a building.

If readings become inaccurate or settings no longer reflect the way a space is being used, the system may not operate as effectively as intended.

Routine maintenance provides an opportunity to review system operation and identify anything that requires further investigation.

Small Changes in Performance

Facilities Managers don’t need to wait for an alarm or complete system failure before arranging for HVAC equipment to be checked.

Changes such as unusual noises, longer running periods, inconsistent temperatures or an increase in occupant complaints can all be reasons to investigate system performance.

They don’t necessarily indicate a serious fault, but identifying the cause early can help prevent smaller issues from developing.

Prevention Is Better Than Reactive Maintenance

Alarms and monitoring systems are an important part of modern commercial HVAC, but they work best alongside regular professional maintenance.

Planned servicing gives experienced engineers the opportunity to physically inspect equipment, review its operation and identify potential maintenance requirements.

At Oasis, our commercial HVAC maintenance services are designed to help keep systems operating effectively and reliably, while giving Facilities Managers greater visibility over the condition of their equipment.

By taking a proactive approach, potential issues can often be identified and addressed before they result in more significant disruption.
